Our unique lending platform allows the parameters of our loans to vary from deal to deal. The asset class, geographical location of the properties and borrower’s planned exit strategy all contribute to determining our lending parameters on every loan we fund.

Bridge Loans

Loan size: $200,000 - $20,000,000+

Purpose: Acquisition, refinance, development, repositioning, construction, renovation, quick closings

Location: Bridge loans: Nationwide, Construction loans: Northeastern United States

Collateral types: All asset types considered (multi-family, retail, office, industrial, hotel, self-storage, SFR, student housing, mixed use, land)

Security: First mortgage lien

Loan to value: up to 75%

Interest rate: starting at 8%

Amortization: Interest only

Fees: 1-3 points

Term: 6 months - 3 years

 

 

Fix and Flip Real Estate Investor Loans

Loan size: up to $5,000,000

Purpose: Fix and flip, Fix and hold

Leverage: 80-90% of purchase price up to 100% of rehab. Max 65 loan to value of ARV

Location: East coast of the United States

Interest rate: 8-12%

Amortization: Interest only

Fees: 2-3 points

Term: 4-12 months
